A quick note from you that I may quote, telling what made the sale unique?
This sale was unique in that the seller had demolished the inside of the house for a full reno. Various factors affected his ability to finish the proposed project and the home was sold as is, gutted to the studs, with permits in place. The buyers it attracted were land buyers or individuals who had experience enabling them to finish the project. This challenge narrowed our market down substantially to maybe 15% of the possible market had it not been demo’d.
Is there something special about the home, its size, location, history?
The lot was a great view lot sitting on top of a hill giving it great mountain, water and downtown views from the home.
What do you think sold the home?
In this particular case good old fashioned hard work sold the home. Comprehensive exposure was still a must but interested parties needed to be brought up to date quickly on the status of the property and what would be expected to make it livable again.
Why did it sell so quickly or take some time?
It took a few weeks to sell but we did still manage to sell the home in competition for full list price.
