There is presently a welcome resurgence of the Vancouver market for ‘affordable’ housing.  Yes around the $1M mark is defined as affordable on Vancouver’s Westside.  I have personally noticed a 50% increase in activity and offers on attached townhomes and ½ duplexes in our market area. Very nice to see.  Local Vancouver buyers occupy this segment of the market.

Is there something special about the home, its  size, location, history?

This particular home was perfect for a young family with one or less children wanting to be close to the water and beaches.  Someone who wanted a newer maintenance free home with some private outdoor space.

What do you think sold the home?

We were able with our 38+ Point Marketing Plan able to generate 4 competing offers and bid the sale price up to $125,000 above asking.  It was a happy day for our sellers who had previously bought a detached home in the same neighbourhood several weeks prior (in competition as well).

Why did it sell so quickly or take some time?

The home sold in the perfect 10 day launch period.  One week exposure, weekend opening, offers on Monday.

Why was it put up for sale?

The sellers upgraded to a house to accommodate a growing family.
